My clients were already under contract on a home they liked when due diligence surfaced a problem with the rooftop solar panel system — paid-off-on-paper but legally encumbered, with terms that would have transferred unwanted obligations onto the buyer. The clock was running on the inspection window, and walking away after the option fee had already been paid is rarely free.

02 · Approach

I worked the contract language and the seller's side directly so my clients could exit cleanly — no termination penalty, full earnest money back. Then we kept moving. Because we'd built the shortlist around their non-negotiables in the first conversation, the next house didn't take long to find. We re-targeted, made the offer, and closed without losing momentum.

03 · Outcome

The family bought a home that genuinely fit them — not the one they had to settle for because backing out felt too expensive. They saved thousands of dollars on the failed deal and walked into the next one with their full deposit intact. That second house is the one they're living in now.
