01 · Challenge

New construction looks straightforward from the outside — pick a floor plan, sign with the builder, wait. The reality is that builders write contracts to favor builders. Concession terms, lot premiums, allowances, and the timeline language are negotiable, but only if the buyer’s representative actually negotiates them. My clients in the Southwood corridor of Gastonia wanted the home but didn’t want to inherit terms they’d regret a year in.

02 · Approach

I sat with them through the initial design and walked the contract line by line — flagging the language we’d push back on, the upgrades worth fighting for, and the ones the builder always concedes if asked. I monitored the build through every stage, not just at the inspection touchpoints. When something on site needed correcting, I caught it early, not at walkthrough.

03 · Outcome

They closed on the home they actually wanted with the contract terms they could live with — and a builder relationship that stayed cordial through the whole process. The family is in the house now and the build was clean enough that the punch list at closing was unusually short.
